BEHIND THE BUDGET: UNDERSTANDING YOUR BODY CORPORATE’S FINANCES
September 10, 2026
If you own a lot in a body corporate, you’re probably familiar with receiving a levy notice. But have you ever stopped to consider the budget behind it – and what happens before that levy amount reaches you?
Behind every levy is a broader financial process designed to help a body corporate meet its day-to-day expenses, maintain its property and prepare for future financial needs.
Last week, we explored some of the factors that can place pressure on body corporate levies, from insurance and operating costs to maintenance, compliance and future expenditure.
This week, we’re taking a step behind the numbers to look at the bigger picture: how are body corporate budgets prepared, how do those budgets relate to levies, and how are funds managed throughout the year?
It Starts with the Budget
A body corporate budget provides a financial plan for the scheme, identifying the expenditure expected over the financial year and the funds required to meet those costs.
This may include everyday operating expenses such as insurance, maintenance, utilities, administration and professional services, alongside planning for larger expenditure and the long-term needs of the property.
Rather than looking only at what needs to be paid today, effective budgeting considers both current financial requirements and what may be needed in the future.
From Budget to Levies
Once the financial needs of the body corporate have been considered, owners need to contribute towards meeting those costs.
This is where levies come into the picture.
Levies provide the funds a body corporate needs to operate and meet its financial obligations. The amount required can therefore be influenced by the expenditure included within the body corporates budgets.
This is why looking at a levy amount in isolation doesn’t always tell the full story. Understanding the budget behind it can provide much greater context about what the body corporate is preparing and paying for.
Managing Money for Today and Tomorrow
Body corporate finances aren’t simply about collecting levies and paying bills.
Funds need to be managed across the year so the body corporate can meet its ongoing expenses while also preparing for future expenditure.
That can mean balancing routine operating costs and planned maintenance with longer-term requirements, such as major repairs or the eventual replacement of capital items.
Good financial planning helps a body corporate look beyond its immediate expenses and consider the longer-term financial sustainability of the scheme.
Understanding the Bigger Financial Picture
Budgets, levies, expenditure and future planning are all connected.
For committees and owners, understanding those connections can make financial information much easier to interpret and provide greater context when budgets and levy contributions are considered.
And there is another important part of the picture: the committee itself.
What role does the committee play in the financial management of a body corporate? What decisions can it influence, and where do its responsibilities sit?
We’ll explore that in next week’s Smart Strata Update.
